Cerros Sands Architectural Guidelines

We expect Cerros Sands to be the finest community in Northern Belize our standards are set to ensure this goal and the protection of property values.

All Building Concepts must be submitted to the Architectural Committee for review. This should be done before an architect begins work or your plans.

Zoning, Minimum Building Requirements & Setbacks

(R-1) Single Family Residential – 1 home per parcel. All Residential parcels currently on Inventory are R-1. These parcels cannot be subdivided. They may be combined if you plan on using one or more parcels for only one home. Once combined; Cerros Sands Property Management Annual Fees will then be charged as one parcel.

Minimum square footage exclusive of garage.

Beachfronts               1800 Square Feet

Beach-view               1400 Square Feet

Channel                    1400 Square Feet

R-1 Residential Construction Setbacks

Side Yards:                    10’

Main Road:                    35’

Beachfront:                    25’ from the Beachfront Reserve.

Channel:                        25’ from the Channel Reserve

Beach View:                  35’ from of the property lot line with the beachfront property

Exempt: Pools, Patios, Decks, Balconies and Stairwells on the front and rear setbacks.

Cul-de-sacs are the access for the beachfront and beach-view parcels.

Residential Parcel designations may not be changed to ensure the integrity of our Community.

Parcels may be combined with Government Approval. In this instance the two parcels will become one and will only allow for ONE home. This has an off-setting benefit of eliminating one community fee.

These are taken from our Environmental Compliance Plan Section 3.03 in entirety:

3.03.01   Topsoil should not be permanently removed from any land to be subdivided or developed. Topsoil should be stockpiled, re-spread, seeded and maintained to ensure that a good vegetative cover can be established to protect the site against erosion.

3.03.2    Construction of buildings will be carried out with the approval/consultation from the relevant agencies namely the Housing and Planning Departments Central Building Authority.

3.03.03 Building setbacks with respect to activities described in Section 1 will be no less than 10 feet from the property boundaries, except for commercial lots that can be merged to form a single commercial property.

3.03.04 Building Height will not exceed two floors or 35 feet for buildings within 500 yards of the beach.

3.03.05 No permanent structures will be allowed within the sixty-six feet reserve unless otherwise approved by the Department of the Environment or Lands and Survey Department as may be the case with respect to piers/docking facilities.

3.03.06 All buildings will have an elevation of a minimum of eight (8) feet from the sea level and built to withstand low hurricane storm surges and a minimum of Category 4 hurricane force winds.

The following designations may be used in the Future. We envision these in the development of the Marina Specific Plan for Duplexes, Townhomes and Condominiums.

R-2     2 Homes or Units per parcel

R-3    3 Homes or Units per parcel

R-4    Multi-Unit Residential (Condominiums or Planned-Unit Developments)

          Parcel 947 (Combination of 810 and 811)

C – Commercial

C-BB           Commercial Bed and Breakfast Parcels 808 & 809

C-M            Commercial Marina

C-O             Commercial Office

C-R             Commercial Retail

C-RES        Commercial Resort Parcels 852 – 855 & 768

C-S             Commercial Services

Commercial Parcel designations may be changed to increase the desirability of our Community.

Currently only C-BB and C-RES are in use and the property parcels are identified above.

C-BB may be used as two R-1 Parcels.

NOTE:  R-E, R-2, R-3, R-4 & C: Proposals may be submitted for review by the Architectural Committee.
