Architectural Guidelines

Every home built at Cerros Sands has been custom designed by Architects here in Belize, They will work with you to come up with your dream home!  It is a requirement of the Belizean Government that you use a Belizean Architect for your plans.

We do have these guidelines to protect property values here and they are as follows:

Beachfront Homes must be a minimum 1800 sq ft

Channel Lot Homes must be a minimum 1400 sq ft

Easements are 25 ft from the road and channel and 10 feet on the side

Fence / Wall / Structure: The Owner must not construct or allow the construction of any fence or wall on any part of the Lot save and except with the approval of the Architectural Committee.

To assist owners in meeting these criteria; we have the following guidelines.

Any of the above must be on your property or upon agreement with the owner of the adjoining parcel owner on the property line creating a common barrier.

Height limitations:

Side yards: 4 Feet

Front yards: 4 Feet

Back yards: 4 Feet

Seafront: 3 Feet

Pools: 4 Feet 

Installed pool fences for privacy and security should be at least 48-inches high from finished ground level, as measured along the outside of the fence and should have no more than a two-inch gap from the bottom of the fence to the ground.

Materials: Wood, Stone, Masonry, Steel, Iron, Aluminum, Plastic, or Coventec. Masonry & Coventec must be plastered. No Zinc. 

Power Systems:  Off Grid Applications including Wind and Solar are permitted. If other technology is developed it will be reviewed.
