Construction is all around with houses going up on multiple lots now. New sign posts and signage is being completed!

Our surveyor completed the onsite work assisting with the channel and plotting out another 30+ parcels. The design is being submitted for provisional approval. The roadwork was previously completed so this should go smoothly. These are on the west side of the channel and others are backing up to an open space.
The southern extension is complete. The northern channel will be next up. Another contractor is going to be spreading and filling the excavated material.
Our Entry: Our second pond has been excavated. A decorative wall will be constructed behind this pond at the entry gate as well.
Tonatiuh at The Residences (Our Flex-Four):The roof for the structure is underway. Tile and exterior finishes are being reviewed. A couple of modifications have been added that allow this home to be very flexible for use, as one or up to four separate units.
Single Family Homes: Final Plans for a beachfront home are being reviewed by an owner. Pilings for this home were put in place at the same time as The Residence. Two other owners advised they want to break ground in 2013 as well.
Bar and Grill
Now available for private parties. An indoor facility is being designed by an architect.
Another crew has been brought in to remove stone from the sea to make swimming more enjoyable.
Three more parcels are being filled by owners.

We expect to be able to offer these for sale in the second quarter of 2013. Inquiries are already coming in on some on the channel parcels.
The main channel has been excavated over 200 feet into the bay. The southern extension is just about complete.
Our Entry: A decorative wall is being constructed behind the pond at the entry gate.
The Residences: The second floor is underway on the 1st building. Views are fantastic. Once the roof is on the second floor we will get some pictures added.
Single Family Homes: Plans for a beachfront home are being reviewed by an owner. We are awaiting approval on another beachfront home.
The contract to enhance the main channel entry has been signed. The work is to begin before the end of July. The Central Building authority has been sent another set of plans for a another beachfront home.
Maintenance: continues year round. The filling of parcels for a couple of owners has been held up due to the rainfall.
Two owners are adding sand to their beachfront area.
Our Entry: Excavation of one pond is finished. The walls behind the first pond are being extended. Plantings are taking place.
The Residences: The first floor walls and first floor ceiling beams are completed. The ceiling will be poured shortly. The concept for The Residences was based upon customer requests. However to date only one is underway. We have been working on converting this construction to a single family residence of two stories.
This would be a 3300 square foot home with 1700 square feet of covered patios. The second floor would be built to suit. The roof area would then be usable by the owner.
Single Family Homes: Plans for a 1600 square foot channel home are continuing. Design work is almost complete for another beachfront home.
The Resort Parcel with the Restaurant and Bar is available for lease or sale. A Channel parcel may be included to enhance this opportunity with water-sports, tours and overnight berthing. Any interested parties may contact us any time.
We are working on Casita designs for overnight accommodations at this location. Solar panels have been delivered.
As improvements continue the price will be raised or this opportunity may be taken off the market. Another building is being designed for a sports bar and indoor seating.
A dock permit is being submitted.
Visitors and owners have been contacting and coming on a regular basis. We have enhanced the parcels map to show the status of owners in their process of building at Cerros Sands. We will be adding the designs of their homes are they are sent to us. These will be able to be seen when clicking on the parcel on the parcel map.
Maintenance: continues year round. The contractor selected for our annual road maintenance for 2012 will be touching up our roads once his schedule opens up. More parcels are being filled and cul-de-sacs being put in as well.
Our Entry: Excavation of our ponds is being finished. The walls behind the ponds are underway.
The Residences: We are beginning the exterior walls. Cisterns, septic and foundation are complete. These structures will be steel reinforced poured-in-place concrete.
Single Family Homes: Plans for a very large seafront home are being finalized. Another owner’s designs are almost complete for a beachfront home. A design for a 3300 square foot home is expected shortly.
Designs for a channel-front home are underway, approximately 1500 of interior square footage and will include a berth suitable for a 35-40 foot yacht.
The Resort Parcel with the Restaurant and Bar is available for lease or sale. A Channel parcel is included to enhance this opportunity with water-sports, tours and overnight berthing. Any interested parties may contact us any time.
