Cerros Sands Architectural Guidelines

All Building Concepts must be submitted to the Architectural Committee for review. This should be done before an architect begins work or your plans

Zoning, Minimum Building Requirements & Setbacks

Residential

R-1 Single Family Residential – 1 home per parcel

Minimum with square footage exclusive of garage.

Beachfronts        1800 Square Feet

Beach-view        1400 Square Feet

Channel             1400 Square Feet

R-1 lots cannot be subdivided. 


All Residential parcels currently on Inventory are R-1.

Residential Construction Setbacks R-1

Side Yards:         10 feet

Main Road Frontage:  25 feet

Beachfront:         25 feet from the Beachfront Reserve.

25 feet from the property line separating it from the Beach View Parcel.

Channel:             25 feet from the Channel Reserve

Beach View:               25 feet of the property lot line separating it from 

Beachfront property

Exempt: Pools, Patios, Decks, Balconies and Stairwells.


Cul-de-sacs are the access for the beachfront and beach-view parcels.


The following designations may be used in the Future. We envision these being used in the development of the Marina Specific Plan for Duplexes, Townhomes and Condominiums.

R-2    2 Homes or Units per parcel

R-3    3 Homes or Units per parcel

R-4 Multi-Unit Residential (Condominiums or Planned-Unit Developments)


Commercial

C-BB        Commercial Bed and Breakfast Parcels 808 & 809

C-M         Commercial Marina

C-O          Commercial Office

C-R    Commercial Retail

C-RES     Commercial Resort 852 - 855 & 768, Future Parcels 28 - 32

C-S          Commercial Services


Commercial Parcel designations may be changed to increase the desirability of our Community.


C-BB may be used as two R-1 Parcels.

NOTE:  R-E, R-2, R-3, R-4 & C: Proposals may be submitted for review by the Architectural Committee and the Developer.


Every home built at Cerros Sands has been custom designed and requires Architects here in Belize to sign off the plans, They will work with you to come up with your dream home!  It is a requirement of the Belizean Government that you use a Belizean Architect for your plans.


We do have these guidelines to protect property values here and they are as follows:

Beachfront Homes must be a minimum 1800 sq ft

Channel Lot Homes must be a minimum 1400 sq ft

Easements are 25 ft from the road and channel and 10 feet on the side


Fence / Wall / Structure: The Owner must not construct or allow the construction of any fence or wall on any part of the Lot save and except with the approval of the Architectural Committee.


To assist owners in meeting these criteria; we have the following guidelines.


Any of the above must be on your property or upon agreement with the owner of the adjoining parcel owner on the property line creating a common barrier.


Height limitations in Feet:

Side yards: 4  Front yards: 4 Back yards: 4  Seafront: 3   Pools: 4


Privacy Walls: Architectural Committee Discretion

Installed pool fences for privacy and security should be at least 48-inches high from finished level, as measured along the outside of the fence and should have no more than a two-inch gap from the bottom of the fence to the ground.


Materials: Wood, Stone, Masonry, Steel, Iron, Aluminum, Plastic, or Coventec. Masonry & Coventec must be plastered.  Zinc Siding is not allowed.


Power Systems:  Off Grid Applications including Wind and Solar are permitted. If other technology is developed it will be reviewed.


Docks are permitted on the canal and the waterfront with appropriate permits and approvals from the architectural committee.
