Cerros Sands Property Management (CSPM) is an independent organization with its own accounts, focused on providing effective property management services. Angie Leslie serves as the Director of CSPM, which collects annual fees every January to support its operations.
CSPM Responsibilities
Maintenance: CSPM is responsible for the upkeep of the 66 ft reserve, channel, roads, common areas (including the driving range and green space), and culverts. The organization also monitors the property throughout the day to ensure everything is in order. Hugo, formerly from Paradise Construction, has taken on the role of Manager for the maintenance crew, managing a team of 3 to 4 full-time employees and a part-time tractor operator. Additional contractors will be brought in as needed to assist with maintenance tasks.
Security: To ensure the safety and security of the property, CSPM employs security services, with an onsite security staff working nightly from 7 pm. The security team vigilantly monitors both the entry point and the property, employing 2 full-time security guards. The gatehouse is equipped with power and a 24×7 security camera system to enhance overall security.
