Construction FAQ

This document serves as a supplement to the Cerros Sands building guidelines and the Covenants and Restrictions, aiming to address Frequently Asked Questions regarding construction in the area.


Minimum Building Requirements: Adhering to Belizean construction standards, the minimum requirements are 1800 sq ft for beachfront properties and 1400 sq ft for channel and beach view homes. Construction using concrete or similar materials is permitted, while prefabricated homes like Mennonite houses are not allowed.


Water: The primary water source is rainwater collection. Typically, two cisterns are constructed under the home for water storage; when properly installed, they can also provide cooling for adjacent rooms. Having two cisterns allows one to be cleaned while still utilizing the other, with a connecting pipe featuring cutoffs.


We have extensively tested wells in the area and have not found potable water suitable for needs other than toilets.


Foundation: Concrete pilings are supplied, delivered, and installed by companies such as Sealand in Orange Walk. Their crane, coupled with additional equipment, is utilized for proper installation, in line with Belizean construction standards.


Power: Solar and wind generators with battery backups are recommended. We suggest importing a pre-built, pre-tested system while sourcing panels and batteries locally in Belize. Outback Power Systems is known for its reliable systems within our community.


Waste Treatment: The area employs septic systems, soak-away, and leach fields. Recently, underground containers from Rotoplast have effectively replaced traditional concrete septic tanks, providing cost-effective options. It is advisable to plant in the leach field, ensuring it is at least 100 feet from the sea or channel.


Cost: As of January 2024, estimated construction costs start at over $100 US per sq ft, in line with prevailing construction requirements in Belize.


Builders: You can select from various builders, all of whom are subject to General Sales Tax, Income Tax, and Social Security contributions. They are also expected to provide benefits such as holidays and vacations. Sporadic inspections by relevant agencies are common.


Cerros Sands Architecture Committee: The committee requires design approval, traditionally granted within 24 hours. Once approved, you can proceed to submit the design to your architect and along with your application to the Central Building Authority.


Building Plans: The Belize Central Building Authority mandates that your drawings receive approval from a Belizean Engineer, Architect, and the Electrical and Health departments to secure a building permit.


Building Height: Two-story homes are typical; they can also accommodate a lower level for garages, storage, or cisterns, effectively allowing for a 3-story design. Given that this is a water-oriented community, this lower level could be at risk of experiencing higher water levels during major storms.
