Buyer's guide

Buying property in Belize

What foreign buyers actually need to know — ownership, titles, costs and timelines.

Foreigners can own land outright

Belize places no restriction on foreign ownership of land. You buy in your own name and hold the same rights a Belizean citizen holds. There is no requirement for a local partner, a corporation, or a trust structure — which is not true of several neighbouring countries.

Belize is also the only country in Central America whose official language is English. Your title, your contract and the land registry records are all in English, which removes an entire category of risk and translation cost.

Understanding title

Most land is held under either a Certificate of Title or a Land Certificate under the Registered Land Act. Both are freehold. What matters is that the parcel is titled rather than held under lease or an unregistered claim, and that the title is clear of encumbrance.

Every lot at Cerros Sands is titled land. Your attorney conducts the title search as part of closing — and you should always engage your own attorney rather than relying on the seller's.

Closing costs

Stamp duty (transfer tax)Generally 8% of purchase price, with an exempt portion
Attorney feesTypically 1–2% of purchase price — or a flat $1,000 USD through our paperwork service (below)
Land registry feesModest, fixed
Annual property taxLow by North American standards — often a few hundred USD

Rates and exemptions change. Confirm current figures with your attorney before you commit — this guide is orientation, not legal advice.

A simpler alternative on fees

Rather than engaging an attorney hourly, you can use the company we work with, which handles all of the paperwork for a flat $1,000 USD. That covers the transfer process end to end, with a known cost rather than an open-ended bill.

You are free to engage your own attorney or land consultancy instead, and some buyers prefer to — particularly on larger or more complex purchases. Either route is fine with us.

Financing

Belizean banks rarely lend to non-resident foreign buyers on raw land, and where they do the rates are high. In practice most buyers either pay cash or take owner financing from the developer.

At Cerros Sands, most lots are offered at 30% down with 8% interest. A few parcels are cash-only; each lot page states which terms apply.

Residency and the QRP programme

You do not need residency to own land. If you intend to live in Belize, the Qualified Retired Persons programme is the common route for applicants aged 45 and over who can show qualifying monthly income from outside the country. It carries duty exemptions on importing household goods and a vehicle.

A sensible sequence

  1. Visit. Walk the lots. Photographs flatten elevation, water access and the feel of a street.
  2. Choose a parcel and agree terms in writing, including what is included and the payment schedule.
  3. Engage an attorney or land consultancy to run the title search and prepare the transfer documents — either your own attorney, or the flat-fee service above.
  4. Close — pay stamp duty, record the transfer, receive your title.

Why Corozal District

Corozal sits in the north, on the Bay of Chetumal, about ten minutes from the Mexican border and under two hours from Chetumal's airport. It is quieter and markedly less expensive than Ambergris Caye or Placencia, while still being coastal. For buyers who want water frontage without resort-island prices, the north coast is where the arithmetic works.
