Cerros Sands began with a single idea and the patience to see it through. More than two decades ago, Mark Leonard stood on the shores of Corozal Bay and imagined something that didn't yet exist in Belize: a true master-planned waterfront community, where families could live on the
water with their own canal frontage and open access to the sea.
That vision drew its inspiration from a place far from Belize — Marina Park in Pittsburg, California, where homes line a network of canals and residents step from their own backyards straight to the water. Mark saw no reason the same way of living couldn't belong here, along the calm, protected shores of Corozal — only with warmer water, better weather, and the unhurried pace of the Caribbean.
What followed was more than twenty years of careful, deliberate planning: studying the land, engineering the canals, laying out each phase, and refusing to cut the corners that turn good communities into ordinary ones. Cerros Sands was never meant to be built quickly. It was meant to be built right.
Today that vision is carried forward by Mark's son, Chris Leonard, who grew up with the plans on the table and now guides Cerros Sands into its next chapter — honoring the original design while bringing it to life lot by lot, home by home, for the families who will one day call it their own.
Cerros Sands is being developed in Phases 1 and 2. The Dividing Line of the Phases is Santa Rita Road. Every Lot for sale is accessible by car.
